Lending criteria

Required for all Bridging loans:

  • Investment properties
  • 1st charge security
  • Properties in England, Scotland, or Wales
  • Where planning permission is required this will need to be in place prior to completion of the loan.

Not accepted:

  • Owner/family-occupied properties
  • 2nd charge security
  • Semi-commercial exclusions include residential above pub, takeaway or fast food outlet.
  • Commercial exclusions include heavy industrial, petrol stations, religious property, agricultural properties, equestrian centres and golf clubs.

We are happy to consider:

  • Commercial and semi-commercial property security (Offices and retail units with or without accommodation. Modern industrial, warehouse
    units, factory units.)
  • Freehold, or leasehold with 60+ years
  • Light refurbishment
  • Heavy refurbishment
  • Permitted development (structural, conversion or extension work that constitutes permitted development or for which existing planning permission is in place.)

Valuation and legals

We take our legal and valuation requirements very seriously. Our loan evaluation process is designed to make this as efficient and reliable as possible.

  • Independent security valuation. We will carry out independent valuation of the borrower’s security in order to confirm how much we can lend against the property.
  • Legal conveyance. We will instruct our solicitors to work on your client’s mortgage. Fees are typically charged directly to the borrower by the solicitor.
